INFORMATION CONCERNING THE INSPECTION PROCESS

The following information is provided to help you understand the process of completing an inspection.
We do everything we can to complete the inspection and the report as quickly as possible.
Understanding the information below will speed the process considerably.


  • To request an inspection, please complete the INSPECTION REQUEST FORM. Upon receipt, you will be notified immediately as to the date and time of the inspection.

  • A contract for services must be completed and signed by the buyer or person acting on behalf of the buyer. The contract provides information on what is inspected and was is not. We encourage the client to read the contract and call us if there are any questions. AHIS will be make all the necessary arrangements to complete the process of the contract, unless instructed otherwise. The report is not available until the contract is signed and payment is received. AHIS accepts credit cards via the web. Please contact us by phone or e-mail to request this. The information for the process will be e-mailed to you via "Pay Pal".

  • The inspection report is provided to the person who signed the contract. The report will be completed and sent to the person who signed the contract via e-mail. The last section of the contract (front page) has a disclosure statement. If the client indicates a "yes" the report will be sent to the clients realtor.

  • Payment is due upon completion of the report. An invoice will be provide along with the contract. Payments are not part of the closing procedure. AHIS accepts credit cards for payment. Please let us know and we will set it up with the client.

  • The buyer should accompany the home inspector for the best education. Allow three to four hours for a complete home inspection.

  • The property owner should be contacted regarding the date, time, and estimated duration of the home inspection. Also, make sure the security system is deactivated.

  • Ensure that the home inspector receives the buyer's full name, address and phone number if unable to attend the inspection.

  • Provide the home inspector with the property's address and directions.

  • Make sure the property's systems (gas, electric, water, oil) are turned on for the inspection. The home inspector can not turn these utilities on.

  • The owner must move any items that block access to furnace, boiler, hot-water heater, attic, crawl space, foundations, access panels, electric service panel, water meter, etc.
