EXTERIOR* - First we will walk around the exterior of the home to get oriented. There is nothing more important then the structural integrity of the home. We will look for unusual structural distress in the exterior framing of the roof, which could signal a serious problem. INTERIOR - On the inside of the home we will start on the top floor and inspect the doors, ceilings, walls and windows looking for quality and condition looking for any signs of water infiltration or structural damage. ROOF AND ATTIC* - We will inspect the entire roof area for evident signs of leaks, overall shingle condition, flashings, vent pipes and chimneys. We will inspect all areas of the attic that are readily accessible for evident signs of water infiltration, adequacy of insulation and ventilation, as well as any electrical, heating or air conditioning problems. HEATING SYSTEM - We will determine the type and condition of the system, and will determine if heat is being distributed to all habitable areas of the home. ELECTRICAL - We will test a representative number of electrical switches and outlets to be sure that there are no wiring defects. We will also remove the electrical panel to determine the size and the capacity of the electrical service. We will inspect the type and condition of the wiring and determine if there are any wiring defects or hazards in the panel. PLUMBING - We will determine the type and condition of plumbing pipes in the house. We will determine the condition of the plumbing fixtures, faucets and vanities. We will show you where the main water value & meter is located. KITCHEN - We will evaluate the kitchen, the cabinets and appliances that are staying with the residence. ATTACHED GARAGE* - We will inspect the garage door, windows, electrical outlets, water heater, doors, floor, walls and ceilings. AIR CONDITIONING SYSTEM - We will determine the type and condition of the system, and will determine if cool air is being distributed to all habitable areas of the home. EXTERIOR* -A closer inspection around the outside is next. We will examine the exterior foundation walls, doors, windows, decks, patios, porches, sidewalks, driveways and walkways. Proper land grading around the house, and proper disposal of roof rainwater is important to keep excess water away from the foundation. CRAWL SPACES* - We will check the condition of plumbing pipes, vent hoses and drier vent hoses. We will inspect for standing water, wood rot, leaks, footing drains and vapor barriers. (additional charges will apply) This is just a brief description of what you can expect while we perform your home inspection.
